Things You Should Know as a Landlord

  • We deposit your proceeds directly into your account on the 10th of every month. You should see it in your account on the 11th.  If that date falls on a weekend or holiday, you will be receiving your money on the 12th. 
  • We inspect each property a minimum of twice a year. Pictures and a report are put in your portal. If you would like us to inspect more, please just let us know. We do not charge extra for inspections. 
  • There will be a gap of days between tenants moving out and moving in. We typically need 5 business days. Tenants are required to clean the property and have the rugs professionally cleaned per the contract. If they do not, money will be taken out of the security deposit to cover those items. We will need time to schedule someone to clean. However, most properties will need an even deeper clean - we call it a “sparkle” clean. That is a cost to you as a landlord. This gap time is a great time to handle minor maintenance issues as well. This is also a great time to do exterior maintenance jobs and lawn maintenance including mulch and overseeding. 
  • We want your rental management experience to be wonderful. We have a great staff that works full-time Monday - Friday during normal business hours. We have a showing agent that shows properties on nights and weekends.  If you have an admin or maintenance issue, please use your portal or e-mail. As much as we love our landlords, we reserve our weekends and nights for emergencies only (this usually includes fire or flood.) Calling us at night or on the weekend to make us aware of a nonurgent issue will not expedite the resolution. If we are calling you at night or on the weekend, it is an emergency.
  • As a landlord, if you are turning your personal property over to us to be managed for the first time, it will need a  deep clean and all carpets professionally cleaned before a tenant moves in. We must also have a few days after your move out to assess the home and make any repairs or cleaning necessary. We know moving can be stressful and sometimes owners miss things that need to be addressed.

Services and Fees

We love our landlords and take pride in the work we do for them and our relationships with them. We don't like surprises, so you won't find any in your billing either!

Marketing, Leasing, and Management are 10% of rent, with a one-time set-up fee of $1000. 

On occasion, we have a few folks who just want us to handle the marketing and leasing of a property. We charge the first month’s rent to market the property, get professional photography, fully vet potential tenants, pay another agent if they were the procuring cause,  and do the lease.

  • We have a showing agent on staff. We also provide the opportunity for today's future residents to tour a property if it is vacant at their convienence with the proper documentation. 

  • We pay faster than most companies. Several of our competitors don’t begin to process landlord checks until the 20th. We direct deposit into your account on the 11th.

  • We do not charge for coordinating repairs.

  • We do not get a percentage of the money that a vendor charges you for making repairs.

  • We do not charge you for additional paperwork like amending or renewing the contract.

  • We do not get paid until your property is rented.

  • We are the company people choose after they get frustrated with other companies’ lack of service, extended vacancies, hidden fees, and slow response time..

  • We inspect all of our properties a minimum of twice a year.
  • Marketing analysis is provided to show you what other properties are renting for in your area.

  • Property is listed in the MLS Service.

  • Property is listed in many websites including Realtor.com, Zillow, Trulia.

  • First Properties Sign is provided if allowed. Directionals may also be provided if allowed.

  • The agent fee for the agent procuring the tenant is provided out of the management/marketing fee.

  • NC and SC lock boxes are provided for easy access for agents from other companies.

  • A Showing Service communicates to you who is showing the property, how often, and the feedback on the property.

  • The application process includes checking credit, rental, and criminal history.

  • State approved forms are used for contracts.

  • We provide and coordinate services to get property ready to rent.

  • We assemble the contract and have it signed by all parties.

  • Marketing analysis is provided.

  • Property is listed in the Carolina MLS Service.

  • Property is listed in many websites including Realtor.com, Zillow, Trulia

  • First Properties Sign provided. Directionals may also be provided if allowed.

  • The agent fee for the agent procuring the tenant is provided out of the marketing fee.

  • Lockboxes are provided for easy access for agents from other companies.

  • A Showing Service communicates to you who is showing the property, how often, and the feedback on the property.

  • Our application process includes checking credit, rental, and criminal history.

  • State-approved forms are used for contracts.

  • Provide and coordinate services to get the property ready to rent.

  • Collect rent.

  • Direct deposit into the landlord’s account typically by the 11th of each month.

  • Management statement sent to the landlord monthly.

  • Excellent communication with quick response time during normal business hours.

  • Inspections- twice a year (or more) with pictures to ensure the property is being maintained properly.

  • Emergency Maintenance communication 24 hours a day – seven days a week.

  • Schedule required repairs and routine maintenance.

  • File eviction paperwork and go through the court process if the tenant breaks the lease.

  • Report the tenant to the credit bureau if the lease is broken.

  • Communicate with HOA for pool passes and other amenities.

  • Maintain Security Deposit in a trust account and disburse according to state guidelines.

All of our properties are on lock box. We start marketing our properties 60 days in advance of resident move out. So there may be a resident still in the property when you show it. If you can not show it, we will figure out a way to get it shown and still get you paid.

All FPOTC properties are subject to a $50 application fee for each person, 18 or over, living in the property. This application can be filled out online and takes approximately 20 minutes to do so. While we make recommendations to our property owners, it is they who have final approval on each application. Things we look at prior to making a recommendation include, but are not limited to:

  • Credit History
  • Criminal History
  • Rental History
  • A credit score of 600+​

Decisions are typically made within 24 hours, depending on owner’s reachability, making it simple and keeping you informed. We pride ourselves on keeping it simple and keeping you in the know.

We handle all the paperwork. We use state approved forms. We are happy to copy you on the paperwork at your request.

We pay $200 for each property whether you represent the tenant or the landlord. Please let Michelle know you are the referring or procuring agent by e-mail. The commission is paid out of the first month’s rent. We process commission checks on the 10th of each month. Please call or e-mail Michelle if you have not been paid by the 15th. Paying you in a timely manner is important to us.

There is no smoking in any of our properties. The resident is asked to have the carpets professionally cleaned upon move out.
