- First Properties can help you with your next move – whether buying or renting.
- All leases renew on a month to month basis unless notice is given by landlord or resident. You need to give notice to First Properties that you are moving before the end of the month two months prior to your move out month on your lease. For example, if you are giving notice to move out on December 31st, you need to e-mail your notice to Michelle.human@fpotc.com by October 31st for a lease with a 60 days notice.
- The security deposit is not the last month’s rent.
- The security deposit will be processed within 30 days of move out/ end of contract. Please provide us with your forwarding address. We need it to process the security deposit.
- The pet fee does not cover pet stains in the carpet or other damages by your pet to the property. It is a pet “fee” not a pet “deposit”. It is nonrefundable.
- All utilities must be left on in the resident’s name through the last day of the lease even if you move out before the lease is completed.
- Please check your Rental Contract. All of our contracts state that the carpet is to be professionally cleaned prior to move out. We will need the receipt.
- The property must be thoroughly cleaned as of move out. This includes all kitchen appliances, showers, sinks, and toilets. Air filters need to be changed. Any burnt out light bulbs need to be replaced. Please use our checklist.
- Turn in all keys – including mailbox and storage keys, garage door openers, pool and fitness passes to First Properties on the last day of the lease. We have a drop box for your convenience. Please know you will be charged daily for the property until the keys are turned into our office.
- We are here to help you through this process. If you know repairs need to be made, let us know in advance. We have wonderful service people and cleaning crews that we can recommend or help coordinate to make this a smooth experience for you.
