We love Realtors! We promise we will take great care of you and your clients. You are important to us and one of the main reasons we continue to grow. We are referred regularly by some of the top agents in town. Here are a few things you might want to know about working with us.
Showings: All of our properties are on lock box. We start marketing our properties 60 days in advance of resident move out. So there may be a resident still in the property when you show it. If you can not show it, we will figure out a way to get it shown and still get you paid.
Application process: All of our properties have an online application through our website. The fee is $50 for each adult 18 and older. The process takes about 20 minutes online. We check credit, criminal, and rental history on everyone 18 and older. We are looking for a 600+ credit score, a good rental and criminal history. We make our recommendations to the owner, however all of our owners have final approval on each application . We usually have an answer within 24 hours even on the weekends. However, this depends on if we are able to contact our owner. We pride ourselves on keeping it simple and keeping you in the know.
Paperwork : We handle all the paperwork. We use state approved forms. We are happy to copy you on the paperwork at your request.
Commission: We pay $200 for each property whether you represent the tenant or the landlord. Please let Michelle know you are the referring or procuring agent by e-mail. The commission is paid out of the first month’s rent. We process commission checks on the 10th of each month. Please call or e-mail Michelle if you have not been paid by the 15th. Paying you in a timely manner is important to us.
This and That: There is no smoking in any of our properties. The resident is asked to have the carpets professionally cleaned upon move out.
